We believe the quality of a management company is determined by the depth and development of its people, not the number of doors it manages.
Every community we serve is assigned two dedicated team members: a community association manager and a dedicated assistant. Your board knows multiple members of our team, not just one point of contact. When your manager is on vacation or unavailable, coverage is seamless — there is always someone who knows your community ready to respond.
Behind every community we serve, our support team — known internally as “The Supporters” — meets weekly to develop best practices and continuously improve how we serve boards. The full CPE team meets regularly to refine processes, review wins and misses, and bring in subject matter experts, including attorneys and accountants, for ongoing education. We invest in our people first, and they take care of the communities we partner with.
Leadership Grounded in Real Experience
CPE is led by Doug Newman, a CMCA-certified professional with decades of hands-on experience in real estate construction, maintenance, financing, budgeting, and customer service operations. Doug doesn’t just manage from a desk — his background means he understands the physical work, the financial mechanics, and the governance challenges that boards face every day.
Doug personally conducts check-ins with the communities CPE serves and remains accessible for higher-level questions that go beyond routine management. He chairs the Connecticut CEO Council, serves on the CAI-CT Education Committee, has been published in Common Interest magazine, and has led CAI webinar panels on developing high-functioning boards.
Operations leadership is shared with Bernardett Marquez, who manages our support team and onboarding processes and is a fellow participant in the CAI PAM Leadership Institute. At CPE, leadership is not a title — it is a daily practice of challenging our own team and the boards we partner with to pursue the highest standard of governance.

Since 2011, CPE has invested in building a durable operational foundation rather than chasing rapid growth. We are not backed by private equity. We are not pursuing acquisitions. Growth at CPE is a byproduct of doing things properly — not the objective.
Doug is building CPE for longevity, reputation, and the professional development of every person on this team — not for exit. That means the team your board meets today is the team that will be here in five years. We are selective about the communities we partner with because misalignment is costly — for both sides. When values align, the partnership is durable and the outcomes are measurable.
We treat every team member as a full member of this organization, whether they sit in our New Haven office or work remotely. Our remote team members visit Connecticut for in-person events and team building, because professional development and connection are not optional — they are part of how CPE operates.
Rooted in Connecticut Communities
CPE serves condominium associations, HOAs, and co-ops across Greater New Haven, the Shoreline, Middlesex County, and Fairfield County. We are familiar with townhouse-style, mid-rise, and high-rise buildings, and we manage communities with pools, clubhouses, fire suppression systems, elevators, irrigation, and every variety of shared infrastructure that Connecticut communities depend on.
Our community sizes range from 6 units to more than 300, with an average around 70. We do not define our ideal partnership by unit count. We define it by the board’s willingness to govern well and their openness to professional guidance. Connecticut’s community association management licensing requirement professionalizes this field, and CPE’s active involvement in CAI-CT, the CEO Council, and the CLI reflects our commitment to raising governance standards across the state — not just within our own portfolio.
